Can't help but feel like this was divine intervention, and don't want to pass up an opportunity from the hand of God because of my apprehension!!! 

I'm a physician during the day but I try hard not to recommend a costly intervention unless there is good evidence that it is necessary.  

Ah...more "stimulus" and gov-mint intervention.

@Ryan Kelley I've talked about this on a few other posts as well but there will be long term ripple effects due to government intervention in the real estate market by this moratorium.

Now here's where another greater risk comes in: The city often will not appreciate the tenants of the park: As in constant police intervention called among tenants they learn to know by name, etc.

I know their will be closing costs etc.. but if the plan is to hold this house long term, $214 more cash flow a month seems worth it.Do have tenants in the house however, so getting the property cleaned up would require some intervention.

I firmly believe when (not if) they happen there will be quick, unprecedented, intervention.

Wholesalers need to eventually graduate to a higher investing purpose...you can only scheme for so long.Dude, you need a hot chocolate intervention... 

You need information, you need education, you need to be advised about what areas of real estate investing involve the laws, regulations, government intervention and prohibition.
