We wanted to avoid credit inquiries because that drops your score and with Prestige their in house underwriters do soft pulls and we like that. 

If that goal Is best accomplished by sharing this piece of InformatIon, then they can.The National Association of REALTORS Code of Ethics is silent on the disclosure of highest offers specifically, but does say this:Standard of Practice 1-15REALTORS®, in response to inquiries from buyers or cooperating brokers shall, with the sellers’ approval, disclose the existence of offers on the property.

I can whittle out half the inquiries with these, and another quarter (the “window shoppers”) never reply.

If it’s still too many inquiries, decide whether to scale back your credit card churning.

It's the weirdest thing.So if the inquiry starts with "We're hosts ourselves so we will take great care of....." we roll our eyes expecting more trouble :)

@Kizzy Robb,The reason your score dropped is because it's another hard inquiry, and also it immediately lowers your avg. age of credit.. but it should also slightly help with the utilization ratio.

Ive had about 50 or more inquiries on my rental over the last two weeks.

Once we figure this out, we'll be nearly 100% automated besides responding to initial inquiries & leaving reviews, which we feel substantiates our personal involvement at this stage.All-in-all, we are very happy with our first real investment property, and feel like we've found a good niche.
