But the effect is most pronounced in the tech hub of San Francisco, where companies are 1) more likely to implement “work from anywhere” policies or 2) have shed jobs as the pandemic crushed their business.I've heard horror stories about Real Estate Prices in the Bay Area, but do you think this could bleed into the San Antonio market since so many Californian's are "infesting" Texas?

Brokers may not even present your future offers to their sellers.Brokers will be a bit more forgiving if there are things you could not have known from a property tour (e.g. it has a termite infestation) or things the owner was hiding from you (e.g. they didn't show you the unit that was gutted to the studs).

I spoke to a few termite inspectors and was told that properties should be fumigated once every 7-10 years, and up to 15 years if treated with material that remains and reduces termite infestation in the years after fumigation.

I'd still get title insurance though...I'd wonder why they are selling it for less than they paid and still below market rate.Maybe the 2019 sell was a foreclosure and the neighborhood changed and now it is not worth as much.Maybe the house was in a fire or mold infested, or a meth lab--something that has major rehab costs, so it is worth less than the neighboring properties.Maybe the sell is just a scam.I'd wonder though if there is some sort of issue with the occupant--lifetime estate--big bad boys with guns and not afraid of using them--the local Sherriff's kid--one that will burn the place before they move--unusual deaths in the house--something.There is a reason for the low price.

I need to contact the district PD still.I agree with what you said @Nathan G. about trying to follow all the social distancing guidelines and had my one tenant, not been moving out May, I would probably just let it be but there's some urgency now that I'll be losing $700/month on that tenant's room and even though I know people who need rooms, I don't think anyone is going to rent a room from a home when you open the front door, it smells like a dump.Do either of you know that if my tenant moving out states that my disgusting tenant across the hall is the reason he's moving out due to unsanitary living conditions, garbage in the common areas left by the disgusting tenant, and fear for pest infestation/mold pileup from hoarding of garbage in the disgusting tenant's room as well as expired food left in the refrigerator, would there be any recourse for me to sue the disgusting tenant for that $700/month I'm losing because of him being the reason the other tenant moving out?
