Curious why you want to focus on multi-state and not close to home?

I own a single-family home right outside the USMC Camp Pendleton base, and I’m looking to explore the mid-term rental niche.

Imagine a 4bed/2bath home with a small ADU in back, a converted garage with a private entrance, or a three-level home with a basement that can be converted into a private apartment.You can get privacy and house hack, but it takes a little more effort.

My question: Is using a HELOC the best option, or should I consider refinancing my home for a 25-year term and putting all my rental income toward it?

The sentiment feels a lot like 2008, home prices are unaffordable, Price to earning ratio don't make sense, rents are high (which is a goo thing only of the homes weren't so expensive), I feel like it's a ticking time bomb with the debt crisis.

We were able to buy home in AZ and living in a rental in Calif.

Are you purchasing an investment property or 2nd home?   

I think the area is short on larger (4-5 Bedroom) homes that can really accomodate a whole family.  

According to CoreLogic, in December of 2023, almost 30% of home sales were to investors!
