I've found it's cheaper to hire a cleaner to wash greasy walls or dusty walls and for everything else there's primer.

I sent pictures of the mess my cleaner sent (ashes, cigar wrappings for their blunts, piss left in the toilet, kitchen sink mess, iron burnt mark on my rug), told them they had more guests and left my front door wide open after checking out......But I'm only claiming the damaged rug because nothing else was really "damaged" .

For just one or even a few rentals, 1 is hard to do without stretching things. 2. is the most practical, since your going to have cleaners coming in and a repair here and there.

LOVE the smart lock idea... maybe can throw the cleaners a few bucks to check on the bikes as well after checkout 

The other thing you have to think about is the impact on your regular tradespeople like cleaners and landscapers.

Cleaner sees something running low, she goes to walmart and buys more then sends us a photo of the receipt. 

I am getting this message - "This product does not meet California air cleaner regulation requirements, and cannot be shipped to California".Does anyone else belongs to California provide any specific recommendation? 

That includes professional carpet cleaner, minor touch-up/paint.

Do you make your cleaner also your emergency contact and give them an equity share or how do you compensate?
