I am planning on refinishing the hardwood floors.  

If it's an older home, it hopefully has hardwood floors....then it's just repainting a room or two when people move out.  

They are: 1) Interior paint, 2) granite countertop and backsplash, 3) new carpet, 4) hardwood floors existing and installed, 5) master bath

The floors are all hardwood, except one bedroom that has 5 year old carpet.

We got a couple quotes from general contractors at the beginning of the process in the $250k range (fully finished) We plan to finish on the upper end, with stucco, recycled brick from the demolished garage, marble counters, hardwoods, and radiant heated floors.

The material cost is roughly the same compared to hardwood or laminate, but labor will run a little higher.

The hardwood floors are stained in every room (3 bedrooms, living room, dining room). 

I'm curious about the possibility of painting the walls to a more neutral color and replacing the carpet with possibly hardwood floor.
