Probably not that long though.My folks on the other hand have a couple long term habitual late payers that go 3 months in the winter but get caught up every year come tax time and when they get back to work.

Generally, I would only charge late fees to habitual offenders, especially people who don't communicate or who give me endless changing excuses or to people who are going to be evicted.

@Kyle Lacasse, based on recent analysis of these areas, I passed on two wholesale deals in Franklin; the economy does not appear to be diverse or vibrant enough to bank on (at least from my discussions with a few other investors).
