Generally, I would only charge late fees to habitual offenders, especially people who don't communicate or who give me endless changing excuses or to people who are going to be evicted.

They are selfish they act out they are irrational they won’t pick up after themselves and habitually make poor decisions . .. now add four feet and two hundred pounds to that toddler and that is your clientele !

@Kyle Lacasse, based on recent analysis of these areas, I passed on two wholesale deals in Franklin; the economy does not appear to be diverse or vibrant enough to bank on (at least from my discussions with a few other investors).
