They may ask you to pay a small annual membership fee.

It’s a paid membership but I don’t mind sharing.

As long as you're purchasing an actual deeded interest in the property itself.What won't work is if you are wanting to purchase membership interest in or shares of a partnership that owns a building - like most syndications. 

My personal favorite structure is property owned by a trust; beneficial interest in the trust held by multi and/or single member LLC's; then you can get real creative on who owns the membership in the LLC's.

I went to the Iowa REIA meeting back a few weeks ago and didn't see much value in paying for a membership yet.

They are pretty aggressive with their marketing - as soon as I signed up for a free account, I started getting e-mails about once a day telling me how much value I could get from a premium membership.

I heard about BP after signing up for a trial membership to Audible. 

In the state of MD, if a property sits inside an LLC on its own and the buyer buys the membership of the LLC instead of buying the property directly, there is no recordation tax. 

I'm not a pro member (yet), but Pro membership weeds out those who aren't engaged.I feel like an awkward Jr.

There is also  a newer generation of info services that many REIAs sell of give access for a membership fee.
