If you want to understand 5-year outlook, I'd look for multifamily construction data in your area to understand what level of new units is and will be coming online in the near future.

Hoping" for me was never a strategy as the future is unpredictable.I hoped my $480,000 condo in Chicago would appreciate and it didn't move since 2018.My tenant a crypto exec has been paying me $3,000 in rent on the 28th of each month like clockwork for 5 years now.No capex, no issues at all and that has been a breeze.3% ROI isn't sexy enough to me tho 🤷‍♂️I'd probably be cheering right now if it moved up in value but it's been a dead deal in my eyes.But it is what it is.The numbers in a deal TODAY per se don't rely on hope and are a more predictable outcome.Granted, the numbers need to be "worked" and a more "hands on" approach is needed in such markets.Thanks Hi Engelo, you have been doing this for a long time and I know you have the skills and tenacity to manage high-cash-flow properties, but you have to admit, you are working hard for your cash flow, this is not passive at all.

They should be proactively communicating with you as to why they can't find a tenant and discussing options with you.PM's do get busy, so before firing them, try to have an open conversation to find out why it took so long and what can be done to rent faster in the future.

I personally don't quite see any of these positions being completely eliminated due to AI, at least not in the forseeable future.

@Lorraine HaddenThere is no way to predict for sure since we don't know the future, but the chances of sub-3% mortgage rates happening again anytime soon is not very likely.

. - Fortunately, our transparent systems allowed the owner to catch it:)- Full transparency - we would have never caught this honest mistake:(An owner also needs to be involved to approve & fund large expenses: maintenance, property tax & insurance payments (if they want to be more hands off), evictions, etc.A great PMC should also have a chat with you annually about your future plans for a property and your portfolio.
