Nobody wants to sell anything.We're always doing grass-roots marketing like dropping or mailing letters, networking with neighbors, and reviewing wholesaler deals.

Our area is not unique, this is a nationwide issue (opportunity) for accounting firms.In the end I think many would be well served to think of their CPA/EA as they do an attorney - while they can also help provide planning advice to better structure your tax life and save some money, a portion of the cost is just a cost of doing business - you are required to be compliant by the Feds / states / etc, and the CPA/EA is insurance to ensure you get it right and stay out of their way.

As many of you many already know, the Fed was originally projected to make six rate cuts for the year, however with this current data, the Fed will likely continue to be stagnant with making any cuts, if any at all.

Hell, the Fed employs 100+ researchers and 400 PHD economists.They are usually wrong about both: where inflation will be, and what their own interest rates (Fed Funds rate) will be.

The other properties, I own, were purchased starting with a 1032 exchange in Fed/Mar 2020 and then throughout 2020 and 2021.I am building six doors in Ogden, but that is taking FOREVER and there is some concern about if they will cash flow or just break even.

If yes, then it is the responsibility of ALL tenants (not just the tenant that hurt their knee) to mow the grass.  

Trouble is, we need to get in to install a mini split A/C unit in the loft and the lawnmower (I mow the grass) is in the garage.
