I personally try to automate as much as possible and rely on great/trusted handymen, cleaners, etc. on the ground that can take care of anything that comes up and let me know about the state of the property.

I’ve been around real estate for decades, and I read in The Economist once that in lively markets like Charlotte, folks will pay a premium for a comfortable room if you’re near major employers.A friend of mine tried something similar out in Austin a while back.. he’d inherited a 4-bedroom property and split it into individual room rentals.

That last part is subjective and there's no perfect answer but if you're truly under market by 500 to 1000/month maybe try $250/yr so that you're back on track in two years.It's easy enough to explain the need to increase as well: everything on the planet is more expensive right now.
