I'd probably freeze-frame the entire transaction, and keep all contingencies in place, until the trouble tenant is physically moved out.

Doesn't have to be super fancy one.Regardless, keep the space heaters running to try and save the pipes from freezing if you expect it to be that cold.

In cold weather climates once water is encapsulated in brick and then freezes it creates a condition of thermal shock and the brick contracts and cracks or spalls.

so the electrician suggested we move the W/D inside and get an all in one unit and then we don't need to change the electrical or worry about pipes freezing. so the new plan is to put a combo W/D in a nook in the kitchen and then we don't have the whole plumbing and electrical drama at all...we'll see how that goes.

The bank just freeze the amount on his house mortgage credit line as collateral and lend us 45k more, making the mortgage 313k (instead of 268k of my father would've put 45k cash).
