I told the property manager to offer 350 for cash for keys if he was out by Friday, as a manager he had never heard of something like this and after a little resistance and me explaining the number difference he agreed.

My take on the area is that it is great for buy-and-hold (although you absolutely do want to be particular about the area) and a nice inflation-resistant asset that can actually cash flow unlike what I hear from Austin.

When I discuss it with people who ought to understand it (other appraisers), it is received with much resistance and even great efforts from them to discredit the analysis and conclusions - coming from people who make a living from performing "unbiased" analysis and conclusions.
