Any other suggestions/color schemes?

Place looks great and well appointed, although I would add some pops of color here and there.

It was one of my favorite investments of all time.

It is one piece vinyl, but there are yellow color marks sip through .

We cringe when we see people who model assets through rose colored glasses especially when they have little money.As you mention leverage can be your friend but you also need to make sure you have considerable amount of cash to cover the types of expenses etc you mention.

One tactic that is my favorite is making loans out of my SIDRA.
