There are on line marketing experts out there specializing in real estate that could create an ongoing program making an agent well known in their market and getting lots of quality leads.  

I'm not a lawyer or expert on deal structuring but what we see the most common is a single GP (general partner) and a number of LP's (limited partners).

I know we're in a good position because the sellers will now have to disclose some of the crap-ton of problems their place has and the foundation expert said that by refusing to fix the foundation they may end up having to be in a "sold AS IS" position which will drop the value significantly. 

I am ready to be amused...I don't claim to be an expert, but as I understand it:1.Liability Protection: When you lease a property to your own LLC, the LLC becomes a distinct legal entity, which separates your personal assets from business liabilities.

Obviously piggybacking off of the expert advise of trusted Realtor in the area.

I realize that I probably need to hire a financial expert to truly assist me with this question, but I’d like to ask the community how they’d look at this situation beforehand because my wife and I are relatively new at all of this.

He finished the installation with an experienced floor expert, but he did not get a plank type floor.

This contributed additional appeal and incentive to the buyers.Also, it is always a good idea to talk with local experts.

I want a specialist that's an expert, and not a jack of all trades and master of none.
