@Raghavendra Jakkani first, agree with everyone else about every occcupant 18+ being screened & signing the lease, with one exception - an occupant that is claimed on another occupant's tax return as a dependent.

I absolutely collected first, last and security for my class-C rentals until NYS prohibited that practice back in 2019.Many tenants cannot manage their money properly, so this mitigates the issue of not being paid last month's rent when they need to move and the new landlord is receiving those funds they have allocated for their housing during the last month of their stay.This was also helpful to me to pre-screen who has their financial house in order and had saved for their moving costs as part of their planning.If I still could, I most definitely would - without exception.

I believe in Florida, HOA liens have priority as of the recording of the declaration of the restrictions except for first mortgages where the lien has priority as of the recording of the lien. 

Dividends, Capital gains in general are considered 'portfolio income' and not necessarily considered active/passive.Therefore, passive losses from rentals won't help to offset your portfolio income(Interest, dividends, capital gains).There is an exception if the capital gains comes from a passive activity.I.E. the sale of a rental property

So any additional exceptions, whether for purchase price or even total loan amount, would be more likely if you can show a healthy SREO. 

I think they are well run except issue. 

Both interest rates and tenant behavior have had major negative impact.Smart buyers can always find advantaged acquisitions from a true financial fundamental real estate perspective in DSTs, but it’s the exception, not the rule.

Now granted, so far that is the exception, but if I can use that to keep the leads coming and find a way to use that to get more organic leads here (which I've also had a few) that would be great.
