And the density acheived thru compaction is lower at the perimeter of a pad and if it did not extend far enough past the footprint of building, the material in that area will settle.

Great list @Ky Sharp If you are confident in your analysis and buying all cash the appraisal/bpo isn't necessary but an appraisal may help you negotiate if it comes in low.We like to have two or three mgt companies walk the property during due diligence and propose their mgt plan that includes a capex and/or repositioning budget.If the subject property and all properties nearby are the only things ever built on the land there you may not need a phase 1 environmental but if it's a large property and/or you're bringing in outside capital (lenders or equity partners/investors) having one demonstrates your thoroughness and professionalism even if one is not required.If there isn't a recent survey one it may be required but if one is not required getting a new one falls under the same considerations as above.We have gone to always having an engineer do the inspection even though it can be 2x what a non-engineer inspector may charge.

Birds and fish don't have the same footprint as cats and dogs obviously, and large dogs are really the worst offenders.The question regarding the pet biting I am not sure of, but I doubt you could hold any liability in that.

I could spend 3-5k on each of the upper 4, the 2 lower units are not even close to ready, flooring cabinets ect.Owner drops other shoe: The commercial lender has decided to "Not renew smaller property loans" (As per owner)He has received a "Foreclosure notice" yesterday, He also mentioned the bank did an "Environmental exam" a few days ago.He owes $258k on the property, an educated guess tells Me it will appraise between 175k-225k depending on who wants the appraisal.I know most would run away and I may do that.

A two story house with the same foot print is not going to be worth double the value of a ranch.Lot size generally has little effect on price, in my experience.Condition and finishes make a big difference, too.
