If you're new to new build construction (or construction in general), I would get a local Architect onboard to be your eyes and ears in taking on the project and helping to assemble your team.

Just because you're renting to students, doesn't necessarily make it student housing in the eyes of an insurance company. 

They don't have an eye towards understanding the hidden expenses in how a property is set up.

Well i'm not particularly looking to buy in a warzone so I'll keep an eye out on the westside and toledo.

I'm keeping my eye out of a 4plex to help reduce my, probably unreasonable, fear of vacancy risk but keeping my options open just to get started so a 2 for got my attention.     

On top of that I love how they say keep your job and do real estate well in my eyes the best way to juggle that is with LTRs if I were to get in to the STRs I’ll just buy a Hilton and quit my job…… easier said then done.

If it was unforeseen medical debt, and you've made progress in straightening things out, you might find a private lender to work with you for an eye-wateringly high interest rate.

We started doing bi annual inspections of the properties asking with 6 month leases so we could go in and keep an eye on our property. 6 month lease don't work for section 8 but we were able to inspect.

So, keeping an eye on it and addressing minor fixes (like securing loose shingles) can be a practical middle ground.
