Ugh, @Eve Cherkova, I had a similar situation a few months ago and rescinded on a foreclosure offer just because I didn't wanna deal with it.Its a tough call, and you need to look into NJ landlord laws.

Sometimes on Christmas Eve, we take them a bottle of Vodka just as a Thank You and since the holidays can be stressful for parents...also being available to them answering calls & rectifying situations in a prompt manner,being a woman/landlord of my word.

I dont play "God" however if I see a lifestyle problem it is my job to protect all of my tenants and if that means making someone homeless for the holidays I am fine with that.Many years ago I had a family of 5 evicted from an apartment on Christmas Eve due to failure to pay rent.

I've sold a house to a FHA buyer, and the inspector called out some flecking paint in the eves that were painted ~3 years ago ... the bank would not lend on FHA due to some flecking paint ... of course I remedied it since I got top dollar from FHA buyers.

I got a few service calls before I went on the service contract, and it's no hot water 5 am in the morning, no heat on Xmas eve, Memorial Day etc.

So it depends on where the bathrooms are located but you should either be able to go up to vertical to attic space and horizontal over to just under a roof eve to exit on top floor unless you have a flat roof.first floor might need to open up ceilings and go to nearest wall to exterior.. hole saw cut thru the brick isn't fast but for the size opening your talking it's gonna work.
