The ONLY exception is that a landlord may charge two months' rent if the tenant qualifies for utility assistance, the lease requires the tenant to pay utilities directly to the landlord, and the tenant and landlord agree in writing.

First, the three (3) Private Letter Rulings will likely not be directly on point, so there will be some inherent risk in that you will not be able to follow the Private Letter Rulings exactly as they were issued.

@Chris KittleI was not directing it to you but many vendors push elaborate schemes and use fear tactics to sell some of these strategies.  

I work for a direct lender and we provide financing in Indianapolis along with 35 other states so I can guide you through the nuances across various states.

MLS-listed deals are a bit harder to find, so investors here have had to get more creative in sourcing deals either through their own hustle (door-knocking, website, direct mail, driving for dollars) or finding good wholesalers to feed them deals. 

When I contacted MFM, they told me to direct my complaints to Prime as they operate independently of them.
