I'm curious what more experienced investors will leave to finish repairing after they list the property, but before they start to show it (or lease it).I start the marketing about two weeks prior to completion, with an advertised availability date of one week after completion.

I took my thrashing as you know in 2020 I do know some of my clients that sell turnkey have been keeping the houses and doing BRRRR instead of selling them to investors that part of the market has slowed signficantly for many in that industry.

This is one of the main inherent risks with pre-construction, and the pre-construction market has cooled, and with impeding tariffs, there is some uncertainty around where prices will be in the coming months.One thing to clarify, are you looking to buy an investment property or a primary residence (or perhaps abit of both where you live in one unit and rent out the other)?
