My favorites are Black Diamond which meets in Waltham and Worcester in alternating months, Chelmsford REIA (NEREIA), and Justin Silverio's quarterly meet-up. 

Having team members allows you to pool money together for the down payment/holding costs and also increase your network outreach, to assist in finding those "diamond in a rough" deals.

I currently live in Walnut, CA near Diamond Bar.

Also may want to check the condemned house list there is always a diamond in the rough.

I have actually just cut grooves with a diamond  blade around the basement parameter to create the channel.  

My portfolio started with a $35,000 Diamond Head condo that has generated over $400,000 in appreciation and over $400,000 in net rents.
