Retail use or office buildings are $1M+, but I'm not a developer at all.In my mind, considering a property is already present (and might involve demo to upgrade the overall property), what's the best way to analyze this property.

The main thing is to be proactive and transparent- hire an exterminator to come and secure the property from any intrusions and set traps as a precaution (be proactive - rats and mice will always find a way in if there is one).Try to get an idea of when construction will end or at least when the demo phase will end.

HiOne of my worst renovation fails was having the HVAC system replaced before we had the demo guys come in and rip down all the old plaster.

First contractor shows up demos half of the property and takes off for the next 3 weeks.

So you can end up demoing most of the house to get the mold out and at least around here it's not cost-effective so I generally pass on properties like that.
