My brokerage is part of Anywhere RE, we have the biggest names under our umbrella (ERA, Caldwell Banker, Sotherbys, BHG, Century 21) and we have a fantastic referral program that I can hand pick an agent anywhere in the country and interview them for you to make sure they have the qualities you are looking for.

One can always refuse the listing.Problem we get is when buyers brokers won't show because they don't like the commission percentage.I do agree that happens and I’m not justifying that.

Unless you are finding off-market opportunities direct to seller, I can't imagine the deals working on BRRRR.I completely agree that the current market makes BRRRR a much tougher strategy to execute, especially with higher interest rates and tighter margins.

The successful wholesalers are the ones that are direct with the seller and have done an analysis on the deal to show it can be a successful investment (always double check with your own)totally agree, I would add the don't act sketchy and present their available homes in a consistent/professional manner to buyers.

This is my third year investing with my mini me 12 year old and this is our 5th deal.My 12 year old found us a great deal- I teamed up with my friend and family member agreed to pay purchase and renovations.

As an example, my neighbor added a second story to her home and the contractor gave her an estimate that she agreed to. 

I'm primarily Texas and Arizona with interest in Huntsville with it as a central hub location for that part of the country.
