I'm finding some good older posts/suggestions, but some are 1-2 years old, so looking for more recent suggestions (especially amid Coronavirus).

This is not delay or short on rent, your contract expired.This situation can happen even if there is no coronavirus. 

Coronavirus seems way worse than 2008.

Simple Question (inspired by Dr Joe)Do you think Section 8 has proven to be a more “Safe” way of collecting rents during this time? Or.....if your strategy is Section 8 how are you responding and handling this crisis?

Possible lead after this whole coronavirus situation

It's not like we could get a fast eviction before this, so another 2 months probably isn't going to kill any landlord.Rent payments have ranged from can't pay anything and will you forgive the entire rent, to partial payment with an odd expectation that I would forgive the difference, to full payment, to one tenant saying they are sick (didn't mention Coronavirus). 

This developer going belly-up wasn't due to the coronavirus pandemic, it seems like they have been living in a glass house just waiting for something to shatter it, and this was the catalyst. 

So, this is a new scenario to everyone and trying to be as emphatic to the situation.  I have a tenant whos lease is up at the end of April 2020.  We are wanting to put it on the market today.  My PM went to the house...
