He is by far my most successful protege, but my second most successful is doing quite well and then I have a few who are making process to doing well. 

Small-Scale Testing:If you're uncertain about diving into a larger project, you might want to test them with a smaller loan to see how they handle the process.

It would require being a process. 

Hopefully any BP members in the LA situation can benefit from the thought process.  

My main goals with these initial projects are:1.Gaining valuable insights into the local market.2.Getting hands-on experience with out-of-state investing, particularly when it comes to remodels and managing from afar.3.Testing the entire BRRRR process to see if it’s the right strategy for me long-term.If all goes well, I’d love to scale up and explore multi-family projects.
