We do have good attic access.I am still spending ~$9k for the central air, condensing unit, ductwork, condensate drains, and two exhaust fans for the bathrooms.  

hi every one, I just closed on a property in Memphis Tn, and today just received the bad news that I was robed . they took The condenser, furnace and appliances.my question is whats should I do next.

I just recently had an air conditioner condenser unit replaced in June in my California duplex.The bill was for $2200 for a 3 ton with r-22 Freon.The second unit just went out and now I am quoted $2800 for 14 seer 31/2 ton.

I usually almost always replace things like the AC condenser unit, electrical panel, furnace, hot water heater, etc unless they look/are fairly new (less than 10 years old).

Most buyers generally do not last very long as it is a dreamers concept only.The general condenses is NIMBY.If you are in a area that already accepts and has communities OK otherwise let someone else take the risk and fail.

Budget for a new furnace, condenser and ductwork for either Natural Gas (check with Eversource to see if its available there) or LP tank (the $20k from @Travis Lloyd is probably a good start).

Hello Donna,For security on a property while rehabbing, I typically do the following -make sure all windows have blinds and shut them ( no holes, broken blinds,etc)- make sure all exterior doors have a turnknob and deadbolt and fit tight on the door and door frame-alarm wire around AC condenser and crawlspace door, and contacts at all entries.

If it's only in the Winter, then condensation is a possible culprit.

Make sure that the condensation line is also cleaned and not obstructed where it drains. 

All of my renewal notices go out in one shot, re-execution of leases happens in a condensed window, and the few turnovers that we have, we can focus on and knock out.
