For me personally, I consider it a B neighborhood because it's walking distance to so many amenities, and I felt mostly safe raising my family there, but not everyone is comfortable living in a developing area.Last year (2024), we moved out of the home and converted it into a rental.

My biggest piece of advice is to learn to "get comfortable being uncomfortable"!

It depends on what you are comfortable doing. 

After the banking failures early last year and the current razor's edge of the banking environment, you had better believe that regulators and banks are hyper sensitive to any potentially bad assets.

New to this local market, I wonder whether buy and hold is a good strategies for this market (balanced between cash flow and appreciation for class A or B, I know cash flow is difficulty in general given today's real estate environment )?

I would be comfortable to some degree as this would just be a saving plan of sorts.

I have been listening to the podcasts and reading some of the books and am excited to finally feel comfortable enough in my vision to post here. 

I suggested to them we could split the costs 50/50 of installing the electric, the garbage disposal, and the labor for installing it as I would be more comfortable having my guy do it.

I think it would be a good experience for me to get landlord experience in a mostly controlled environment aka I live there. 

Hopefully that would be the case because a lot of syndications are not doing well due to the high interest rate environment.
