New interior paint in 2015, new carpets in bedrooms in 2014 and a new roof in 2005, New AC in 2014, and Updated Kirchen.

Ask about carpet cleaning and if your are responsible for cleaning carpets ask who the owner uses and use them.

I plan to do some basic cheap work paint and new carpets/linoleum and then I want to move in and find a roommate or two.

We have upgraded this property a decent amount from an aesthetics and general cleanliness standpoint, and put about $7,000 of work into it to begin with (new countertops, a few appliances, new carpet, paint, and tree removal).

I contract out myself doors/carpet/ granite/ heating and cooling/ floor refinishing. 

From a short inspection, I saw no vacant units in current marketable condition, but one was getting new carpet and paint during our visit.

They don't get stained like carpet does, so they tend to last longer than carpet, which usually offsets the initial cost.

Not to mention you could have other damage (i.e. burn marks in carpet, etc).
