Bullet points of your experience level (# of rehabs, wholesale deals, # of units you own) Don't fake it, if all you have done is be a real estate agent and not done any of your own deals, then highlight that you are an experienced agent with a good understanding of your market.

I went for words like "clean" when describing the look of what i was shooting for in fixing them up.Give a good cleaning, paint whatever cant be cleaned, use paneling on anything that cant be painted.Make your rentals bullet proof.

The only other advice I have is to do what everyone else is saying and either bite the bullet and pay at closing, or try to short sale.

One of our agents has 6 bullet holes in his car after he tried to negotiate cash for keys with a tenant in the worst part of Detroit.
