I did everything myself aside from the staining - better half was an art major in college and is much better than me with a brush.

I asked why that was never needed and suddenly it is and I got the brush off "Thats just the way it is".

Things I didn't account for on my last rehab - Misc expenditures like you said.Anything from door hardware, to extra brushes, to a new damn hose on my pressure washer.

Make sure you tape off the inside edges of the cabinet & shelves, as this will allow you to work a LOT faster and avoid errant brush marks.

When you remove your paste, scrub with a brush and rinse.  

I biggest gripe is there no place to set anything down like a hair brush etc. 

. - I cleaned out the condo (I negotiated a washer/dryer, big cold freezer, computer, and several old books and ornaments which I think all together adds up to about $4,000), installed laminate floors in living room, paid someone to tile the kitchen, I replaced all the fans and lights, installed dishwasher and new microwave, ripped out vanity and installed pedestal sink in downstairs 1/2 bath to give space, and replaced all gold sink and toilet fixtures with brushed nickel.

I haven’t yet contacted the initial plumber because I anticipate they will just brush me off here.
