@Brett Danehey, I would say that area is questionable, but I definitely lean toward the safer, more conservative side. 

I think there is value in ADU as long as it is legally done and can be legally rented.On the sale side a benefit can always be an in law suite.

Hey @Richard Bautista,Sounds like you’ve found a promising connection, but trust should come through verification, not blind faith.

For me it was rare to go over 18 months.. the thought of having someone else mortgage out there for years and years is pretty scary thing that most sellers dont comprehend on the front side of sub 2.  

A friend of mine in Austin once negotiated a partial buy back option when the seller realized they might want back in if the market soared.. from what I read in Bloomberg, that approach can work well if both sides trust each other.If the tenants’ rent covers your carrying costs, that’s a nice cushion, but you still need to clarify that buy back clause.
