@Ryan Judah You are a little ways South of me, but the Judd & Black appliance has a liquidation center in Everett.

May also work if the duplex is a higher price, larger square footage, in a better school district etc.I know I sound like a broken record on these forums but “Occupancy” is not always a black/White issue 

I've met people who owned small apartment buildings with commercial loans, had never missed a payment, and were still in the black on a monthly basis, but had the misfortune of having their balloon payments come due in 2009 and were left standing hat in hand (lost their properties even though they had never missed a payment!).

I have shelves of books in my house from a wide variety of authors from Robert Kiyosaki and Robert Allen to Black and Decker's Book of Basic Wiring. 

Go to vegas and bet on black. ;)

The cheapest Kenmore black package was 1250 or so.

It is rectangular shaped like a bit more squarish brief case, has a clear plastic cover and the back and compartments are black plastic. 

Is it OK to black out these sections?

Also can get great package deals around Black Friday and it’s worth it...good luck.

It's a bit more expensive (though I'm seeing HUGE deals for Black Friday coming up).
