The fee for this service is basically passed down to the guest one way or another.

Here is what we have found and I will probably catch some heat for some of the things I have to say, because it does not sound "investor-friendly".

That 2nd requirement is  what makes it close to basically impossible with a W2 job.

I randomly picked three OTC parcels in an Arizona county and did some basic research.

Heating costs and interest rates dont help the numbers but demand is high and resale numbers have been impressive

After that initial down payment, the bank will basically be financing your investments.

So basically $2M annually.So I could spend $200k and make $24,000 in a year, or I could spend $200k and make $2M in a year.

B class will be basically break even maybe slightly positive cash flow on a good deal with your typical 20% down payment and financing the rest with todays interest rates. 

My logic behind a area to hold is basically is in my zone of knowledge that means close in and in a  A-B area .BIG fish can have the whole USA in their  zone .Outside of my zone I am thinking flip it there are exceptions like all rules . 

But if they don’t even bother to fill out the forms to apply, or get a basic job to make ends meet, or borrow money from family or friends/ somebody else besides you, then they can’t stay.
