Basically, you're gambling on the second appraisal and at most you will lose the $1000.  

But it is still just VERY basic. 

This is a significant down side to me as a long term investor as it basically wipes out your cash flow. 

That 2nd requirement is  what makes it close to basically impossible with a W2 job.

Basically cash in the bank is a very good way to get an approval on bigger loan amounts or in general.

I am open to investing basically anywhere, as long as I could make it work.
