Looking for advice - purchased first STR 2023 and we qualify for active income based on rule 3 of the material participation test.

I wasted so much time on a major that I barely use on my day to day.

The rub is there's no way to force the seller to participate so there's a chance you could end up having to file a claim anyway. 

But for a stabilized Class B multifamily in this market, for example, my bare minimum would be 10%, "depending" on how much brain damage the building caused me (even though I use a management company) and what the appreciation potential is (which I never assume more than the rate of inflation, tops) etc.  12%+ is what I'm after.  

You can have no active participation in any investment made in your retirement account without triggering the unrelated business income tax.

But the mastermind course contents and participants gave me confidence to do something.I agree that I can squeak out an OK return if the current course and speed continues.

Due to the cost, that is about the bare minimum.
