Most investors buy in this space because it aligns with capabilities and are chasing the paper returns that appear better than more stable neghborhoods but its truthfully very difficult to realize gains in this space, especially passively.  

I don't necessarily think the enquires themselves are a huge red flag but rather the fact that it doesn't seem like they are being entirely truthful.

As interest rate discussions continue to dominate financial headlines, investors in commercial real estate (CRE) and multifamily housing must understand a crucial truth: Interest rate drops alone will not solve the challenges facing this sector.

It really comes down to a LTV being low enough it will always make sense to the lender, because truthfully get low enough on LTV then it can even flip where default and foreclosure is preferred!

This is even more augmented when adding 10K+  after purchase if rehabs are needed....

Yeah truth is my heart is not really in real estate more so in stocks/options etc.
