I am only talking about in phases, which again is just an assumption that’s how you work on a bigger rehab.

But there is SO much going on right now, and with so many variables changing in ways that are really all over the board, it's really hard to make the same assumptions that we've been able to make in the past 5-10 years.

Explore assumption of the existing loan, if permitted

With a purchase loan, the assumption is the contract price is market value so purchase appraisals will generally come in at contract price.

Still not quite sure what your deal info is but from what I can tell you, you will have to come up with the assumption gap (cash/finance).
