I have yet to have a BP poster explain to me why a Wyoming LLC as opposed to an LLC in the state where the property is located will prevent a plaintiffs attorney from filing a claim against the whomever is listed on title when a premises liability issue arises amongst other common real estate investor/landlord claims.

One year also helps you maintain a schedule for inspections, rent increases, preventative maintenance, etc.If your lease doesn't have an early termination penalty, then the only thing you can do is start marketing and find a replacement tenant.

I got a quote from our insurance agent and Foremost Insurance will allow the policy owner to be the policy owner but the rates are double what we are currently paying.The question is this - to prevent the "piercing of the veil" of the LLC, does the insurance also have to be out of my personal name and in the LLC's?

If you want to get around this simply require ALL credit reports be given to you for the purpose of supervision of your agent to prevent discrimination against protected classes under the Fair Housing Act.I would not pay any lawyer a dime if they could not prove this appropriate business purpose.Does the person that wrote the following sentence practice out of form book?"

Early in my investing career, I made the mistake of investing through one of these people and I came to realize they have no real role in the operating GP and are a just useless layer preventing the LPs from getting answers from the GP when a deal is underperforming or losing money.
