@Justin Landesman Curious, have any in Los Angeles City funded since Jan 8 when Los Angeles was designated as a disaster area by FEMA? 

In CA you can rent ADUs but can only rent JADUs as a separate unit if the owner lives on the property.  

I know hosts have included additional cleaning fees for violations as a deterrent.If none of these solutions work, you could look into completely independent HVAC systems for the two units, though that would be a bigger upfront investment.

Once it's placed into services as a rental, the property taxes will be a rental expense.I agree with Gregory above and speak with the company he has his mortgage with.
