I have a unique opportunity to acquire some real estate and am not sure how best to structure the deal.I’ll outline the opportunity bellow, then present the outcomes we’re looking to achieve and provide to the seller.I’ve considered some creative financing options already, but am new to this level of real estate investing and would appreciate any advice this community could provide.OPPORTUNITY- 115 acres adjacent to property we currently owned.

I want to be honest for the sake of the relationship, but I guess at the same time I need to be up front with contracting costs and materials.Work needed:- Back deck torn down (awkward 3 story high), fill in double doors from bedroom with wall or very large window spanning adjacent windows.- Tear down old ugly car port.- Landscaping, add nice garden up front, trim trees, remove overgrown vines from house siding- Remove old walkway and replace with new right angle walkway to driveway instead of street- Fix up front porch, new concrete probably- Repair any problem siding- Flooring has some unevenness, joists in crawl space/basement need to be added or adjusted.- Exterior paint, interior paint - HVAC and water heater appear new, roof appears new- Interior has some water stain marks, replace drywall patches- Replace kitchen with modern cabinets, granite, appliances- Oak floors downstairs hopefully can be refinished- Replace carpet upstairs with composite flooring or nice carpet - stairs are carpeted!

Now according to the FEMA FIRM, this ditch and the land adjacent (the 2 houses described above) are in the 100-year floodplain (which i think is ridiculous bc we've had several floods exceeding the 100-year in my life and it has never over-topped...there are steep embankments on either side that help with flood conveyance).So, the neighbor is looking to sell off market and has given me the chance to offer.

DC to Boston has flights every hour out of 3 different airports for pretty cheap, so I was able to get there fairly easily, but I didnt have to go there unexpectedly about twice a year to deal with crap.
