A-Class areas should have lower crime rates compared to C-Class.Amenities:A-Class neighborhoods have diverse shopping options and amenities (e.g., Chick-fil-a, Wholefoods).B-Class areas often feature Walmart and Dollar Stores.C-Class neighborhoods usually have fewer amenities and more basic stores.Schools:A-Class areas may have access to better private or charter schools.

However, the best way to get market rents is to call local competitors of multifamily buildings and "secret shop" them as if you were a renter.

Each is about the size of a large plastic container or shopping cart, and they mount right to the wall.

Closing cost $9,989 While the $10,000 in closing costs appears to be high for a $68k loan, realize close to $3500 of it is taxes and prepaids.Of the $6,000 that are true closing costs, $2000 you can shop for  (which I do not think you will do better).

Ultimately this is a risk associated with purchasing a property where both adjacent buildings have been demolished.

It will come, but you will likely have to drive for shopping, eating, activities.   

I have had some success going through someone named Kim Butler in my local OKC market, and she is usually able to shop multiple insurance companies when I run into a more unique scenario such as multi-unit properties.
