Some of the issues I have clarified so far from this and other forums:1.

Under $100k, were talking Old, beat up, it's coming with issues and the vast majority of time there is hidden uglies that come out later. 

I think the engineering issues on them have been resolved.I've used a number of different brands (lower price point) and haven't had issues with any of them.

The buyers did a long inspection, multiple days... made a huge request for concessions based on what we knew to be purely made-up issues.

Keep track of every property--the address, purchase price/date, sale price/date, profit, rent at purchase, rent at sale, cost to renovate, take before and after pictures.
