How much profit you make depends largely on your targeted clientele and your property management. 

If you budget the negative cash flow over the course of the hold period and have reserves set aside to fill the gap, there is no problem (assuming your investment meets your target appreciation rates - I understand there is no guarantee there). 

For example the license should not only have a cost but also require at least some compliance training targeting some of the most common issues/complaints.

The experience also underscored the power of strategic pricing in achieving maximum profitability with minimal effort.
