@Tim Coulter The accuracy of the closing costs and insurance and maintenance are irrelevant because this strategy is dominated by two things that are ~2 orders of magnitude more important than any of that:1.

What to do...I imagine that as I gain experience and track accurate data on my portfolio this will allow for greater and greater accuracy in capex projections.

You mentioned a VA loan and this is a really large property.I can't comment about the numbers accuracy as I am in South Carolina, but I would consider a a smaller property. 5 bed, 3000 sq feet, and $2500/ month all limit the tenant pull. 

You can get about 90% accuracy with an online service such as TitlePro 24/7 but I find that cumbersome and 90% is not accurate when the money goes hard.So, your best solution is to use a service like PropertyRadar to tag the properties that interest you.  

This ensures accuracy and keeps a watchful eye on the USPS!

I hear that what most wholesalers fail on is the accuracy of repair costs.

After doing some research to see how properties are assessed, zoned, and many other variables in your county of interest, you will be able to down load multi family properties (for example) with great proficiency and accuracy but it will not happen in a 10 minute session.
