How do the numbers work out to $165k profit out of curiosity?

While there is some accrued equity, I don’t think there’s enough just yet!

Just a young 24yr old with lots of energy and curiosity to learn and make some goals become reality!

A little background:I'm currently deployed over seas, I'm actively looking for a way to make the most out of the capital that I'm accruing while I'm out here.. especially since i don't have any living expenses at all (perks of being single and deployed!).

Have had my real estate license in all three states Am back in ROchester a few months a year  Out of curiosity looked at some rentals available in Rochester in the cap rates destroy what I see most people buying here on bigger pockets in other areas of the country  I feel I really must be missing something or is it actually possible to buy units 25 grand each and on a quadruplex net 19 grand a year in B neighborhoods?

The challenge on that is time and accruing the things quickly enough to furnish one (as opposed to picking up pieces and storing them until I pick up the unit).  

Make sure you keep each unit's security deposit in a separate interest bearing account and that return of the sec deposit includes any accrued interest.

Out of curiosity, are you still moving in the direction of real estate investing?

They were likely aware of the lien, but did not anticipate how large the late fees or legal fees had accrued.
