Not sure where your located but its a gamble to rent and wait.. its only 6k negative a year that's not bad.But if having that debt precludes you from other investments then sometimes its best to cut and run..

These are just some of the issues that are uncontrollable when if you are attemptingto structure a partnership like this.

I personally don't like the smaller stuff because I want more units of cash flow and don't want to depend on appreciation (to me thats gambling).
