Also, Since my buy box is pretty narrow, even though I’m pretty good at doing the title research myself, I’ll still pull a title report for each one.

Also showing almost a 20% CoC return, which in my research I've found to be a highly ideal number for investors.Is there something I could improve on with this report or fix?

@Mario Morales - Personally, I would do some research in your target market and search (even it on zillow) for 2-4 family properties and see what agent(s) seem to transact the most in that space.

My business partners and I are looking into it but I want to do my research.
