Why is a "Partner" with the securities going to lend to you at a discount?

I have an opportunity to purchase a triplex with a partner.

D- Portion the cash in the IRA with other owners cash or partner with someone and apportion it back to the IRA when the deal is complete.

Yes, operations is a big part of that, especially for anyone that wants to be a business for the long-term.If I were you, I would be talking to office brokers about partnering more than an online forum.   

As for the legalities of setting up an LLC to protect you and your partners, I would consult with an attorney for best judgement.
