New investor living in the Bay Area.

. - My wife and I are 33 living in SF with $250k in cash & $250k in other equities. - $6k/ month is our freedom number from a W2- Buy & Hold MFH is our plan (turnkey with PM in place)- This quad was built in 2024 and we're able to secure a 3.75% 10 year rateHow's this deal looking or would it make more sense to go another route?

I am looked at by the loan officer as living in a situation rent free. 3.

A few other things I'm considering;- I don't need the extra cash flow to live and am just approaching it to remove the high mortgage interest, but also hedge risk that the current stocks might tank in a few years.- Could take all current cash flow and a few thousand a year to pay off the property in 5-10 years.- Hold for a bit and 1031 into something else but am fairly confident there is not much appreciation to come on this property.

I live in New Jersey area.

Live in one side and renovate that side, then after the lease for the other unit is up move into that one and renovate it.

For reference, we're heavily involved in the co-living space, which is an unorthodox strategy but can perform exceptionally well with the right property and systems in place.

So - somewhere 2 hours away, or somewhere you like to vacation in, or where all your family lives, or where you plan to move someday.Too many people are trying to do exactly what you're doing - pick a market based on a formula - and they end up buying a random 'cheap' property thousands of miles away, turn it over to people they've never met or even spoken to, and then... lose money.  

I make around $110k+ per year, live off around $75K, have a mortgage ($1900/mo for rent, escrow, tax), around $40K in equity, and no other debt.
